Opportunity to make a meaningful impact. The Senior Project Manager
will be the driving force behind the success of every key project
or program at Coloscapes. They are responsible for developing and
defining projects, managing the project timeline and budget, and
tracking key performance indicators. This role will act as a
liaison between the project team, Preconstruction team, and
upper-level management, preparing and presenting progress reports
to ensure the project is aligned with organizational goals. The
Senior Project Manager motivates team members to ensure goals are
met. Primary Responsibilities / Essential Functions Essential
functions may include the following tasks, knowledge, skills, and

possible duties that may be assigned. Essential Duties and Major
Responsibilities : Construction Job Control & Execution Reviews the
Subcontracts and fully understands that terms, conditions, and
scope information are consistent with the intent of the company’s
proposal. Oversees contract term compliance, execution of the work,
projects changes, and negotiates and executes change orders in a
timely manner. Ensures that all documentation and project files are
current. Administers adequate communication with all relevant
parties to ensure that project plans and deliverables are being
met. Responsible for managing costs, budget, and construction
expenses. Responsible for managing the project productivity and
safety consistent with company policies and practices. Effectively
writes subcontracts to ensure coverage of scope and risk. Manages
all project suppliers and ensures all invoices are routed
appropriately. Ability to forecast and deliver monthly
cost-to-complete reports timely and accurately. Directs at the
project conclusion all close-out documentation has been submitted,
project files are appropriately archived, project post-mortem
meetings are conducted. Interface with customers and uphold highest
quality of customer service, resolve problems, complete audits,
determine improvements and implement change. Develops and maintains
customer relationships to enhance company’s ability to procure
projects, reduce risk, and ensure operational efficiency. Capable
of reading and interpreting rebar shop drawings, post-tension shop
drawings, concrete formwork drawings, structural and architectural
drawings. Monitors the overall safety and quality issues on the
projects, including the activities of subcontractors. Performs
safety audits and inspections as required. Vendor Management
Manages bids from vendors and subcontractors, specifies materials,
and negotiates price. Oversees cost keys and price masters,
resolves cost discrepancies. Administers proactive communications
with fellow employees, management, customers, and vendor/suppliers
always fostering positive and professional relationships. Manages
and coordinates all subcontractor and vendor contracts and
associated processes and procedures. Leadership/Mentoring/Sales
Leads, manages, supervises, and mentors Junior Project Managers and
Project Engineers. Oversees, supervises and coordinates planning
and development of relevant positions including Assistant Project
Managers and Project Engineers. Performs special projects and
completes all other duties as assigned or requested for the general
support of the organization. Other duties as assigned. Education
Bachelor's degree in civil engineering, construction management, or
related field is required, or relative experience and training in
lieu of degree. Type of Experience Needed to be Successful: 10
years experience as a project manager specifically in the
construction industry. 5 years experience of leading, supervising,
and growing teams. Knowledge of project estimating process and
project budget development. Experience tracking budget expenses.
Extensive knowledge in the construction industry with concrete
experience. Experience using Computer Ease is preferred. Sales
experience in construction is a plus. Specialized Skills:
Flexibility to help them adjust to new tasks should company or
office needs change. Ability to make independent decisions. Strong
interpersonal skills to interact positively with all employees.
Advanced Leadership skills, and ability to manage challenges and
oversee employees. Experience successfully maintaining a positive
attitude while working in a team environment with competing
priorities. Ability to thrive in an environment of change and
growth. Advanced computer skills, including a high degree of
proficiency in Microsoft Word, Excel, Outlook, OST, and PowerPoint.

typical office and construction job site environment. The employee
must complete their work satisfactorily in an environment where
there are significant distractions, including staff, clients, and
vendors walking through and conversing, telephones ringing,
conversations carrying over, loud noises, and interruptions to
answer questions from others. Must be able to drive to sites or
meetings with clients. While performing the duties of this job, the
employee is regularly required to sit and use hands to finger,
handle, or feel objects, tools, or controls. The employee
frequently is required to talk or hear. The employee is
occasionally required to stand, walk, reach with hands and arms,
and stoop, kneel, crouch, or crawl. Exposure to chemicals,
inclement weather, and heavy equipment. The employee must regularly
lift and/or move up to 50 pounds and should do so in a sound and
safe manner. This job's specific vision abilities include close
vision, color vision, peripheral vision, depth perception, and the
